Demoncrat voting tendencies, falling incomes, rising numbers of households with no father, 2/3 black, soil is being washed away...I'd pass if I didn't have a chance to meet the people and see how things actually are.

There's only so much you can see from the "surface" info online. A little digging gets you more info but there's nothing as good as boots on the ground...

Even contour maps with adjustable increments on the countour lines can miss a solid rock bluff that cuts a sizable parcel in two, or that makes a parcel totally inaccessible. I was looking at a property in the forest touching a national forest that online using a vast array of tools looked like an amazing property, but boots on the ground showed it was cut off from ground access unless you wanted to scale solid stone cliffs infested with mountain lions that liked to come out at night and hunt the cattle on a nearby farm. Ha ha ha |

Agree wholeheartedly on the boots on the ground approach, but looking at other aspects plays a large role. Many years ago I was looking at a nice parcel...it had its own gas well, water well and coal seam. New equipment shed, and a real log cabin. 65 acres for 32k.
Further investigation found that a coal company was planning expansion in that general direction. The property, as it was, no longer exists. It became a strip mine about 5 years later...and landowners were not given a good deal on their properties.
